Since our founding in 1947, Van Os en Van den Berg has been dedicated to addressing moisture problems in the greater Amsterdam area and beyond. Over the past 30 years, our focus has increasingly shifted toward foundation repair and the renovation of existing basements. We also specialise in creating completely new underground living spaces.
One of our core strengths is building new concrete basement structures beneath existing homes. With relatively straightforward procedures and within a reasonable timeframe, we can significantly increase your usable space.

In many cases, foundation repairs present the perfect opportunity to add a basement to your property. Depending on the situation, we can even offer smart solutions to bring in natural daylight.
We can also incorporate custom made concrete recesses in the basement structure to house waste water pump systems. These connect to the sewer system and allow for the installation of a toilet, bathroom, or kitchen in the basement.
If the foundation of your home starts to fail, signs often include sticking windows and doors or cracks in the walls. Although foundation issues can have various causes, usually most of these causes are hard to solve. In most cases, the only lasting solution to prevent more severe damage is to install an entirely new foundation under your home.
Foundation repair work is carried out at street level and can be quite invasive. The existing ground floor and any soil seal present must be removed. In some cases, foundation repair can be combined with creating a deeper concrete structure. This doesn't only add space (see Basement Construction), it can als prevent the need to remove the ground floor entirely (depending on the situation).
While creating a new level under an existing building, we can also extend outward to increase floor area. These extensions may also serve as a foundation for future builds.
We can also construct basement structures in open space and can install steel reinforcements to replace load-bearing walls.
Replacing existing (wooden) ground floors with steel-reinforced Comflor systems is also possible.

Once your wishes are translated into an architectural design, the structural engineer further develops the plan into a structural design. At the same time, soil samples are taken to assess any contamination and soundings are performed to determine the depth of the load-bearing sand layer. For a basement project, a geo-hydrological study is also done to ensure that the new building doesn't negatively affect the groundwater levels.
Once the various investigations are complete, we prepare a quote based on the study results, the architectural and structural designs, and any additional requirements.
Once the quotation is approved, we begin the work preparation. The project is registered with the local authorities. Soil remediation plans are drawn up and subcontractors appointed. A detailed timeline is provided so you know exactly what to expect.
During the execution, you will receive regular progress updates. Any potentially disruptive activities will be flagged on the schedule so neighbours and other involved parties can be informed.
Once the project is finished, it will be handed over to you.
